Project Overview
The current REGIBUD team was invited to take over the delivery of this six-storey coastal residential complex after the foundations and reinforced concrete frame had already been completed. The project included completing the design, coordinating four independent project owners, delivering the remaining construction works under a general contracting model, and managing the project through to successful commissioning. Located in one of Odesa's coastal resort districts, the development required careful planning, continuous stakeholder coordination and precise execution within a constrained urban environment.
- Project management and overall project coordination
- Design development and multidisciplinary coordination
- General contracting
- Completion of the building envelope and façade systems
- MEP systems installation (HVAC, plumbing, electrical and fire protection)
- Interior fit-out of common areas
- Roofing and waterproofing works
- Elevator installation and commissioning
- Construction of underground external utility networks, including power supply, water supply, pressurized sewer system with pumping station and stormwater drainage
- Coordination and commissioning of utility connections with public service providers
- Landscaping and external infrastructure
- Final testing, commissioning and handover
The project was taken over after the completion of the foundations and reinforced concrete frame, requiring the integration of design, construction and procurement activities into an ongoing development. One of the key challenges was aligning the expectations and design decisions of four independent project owners while maintaining progress and delivering a consistent architectural vision. Additional complexity arose from construction within a densely developed coastal resort area, where restricted site logistics, limited working space and neighbourhood constraints demanded meticulous planning, effective stakeholder management and continuous coordination with utility providers.
The residential complex was successfully completed and delivered through coordinated project management, design leadership and general contracting. Despite the complexity of multiple ownership interests and challenging site conditions, the project achieved a unified architectural outcome, fully integrated engineering infrastructure and high-quality residential spaces that met both technical requirements and stakeholder expectations.
